Landlords Gas Safety Certificates
Landlords have legal duties for gas safety. These are that gas pipework, gas appliances and chimneys/flues are maintained in a safe condition. Gas appliances owned by the Landlord, which are provided for the use by tenants must be checked annually by a Gas Safe registered engineer. These responsibilities are laid out in the relevant gas safety legislation, such as the Gas Safety (Installation and Use) Regulations 1998 in Great Britain.
There are 3 main responsibilities that you, as a landlord must adhere to:
- Annual gas safety checks to make sure that all appliances are safe to use
- Accurate records includes test undertaken and any gas leaks
- Regular maintenance to ensure the safe and good working of gas appliances and pipework
Legionnaires Disease checks
Landlords of residential accommodation have responsibilities for combating Legionnaires' Disease. Health and safety legislation requires that landlords carry out risk assessments for the Legionella bacteria which cause Legionnaires' Disease and thereafter maintain control measures to minimise the risk. Most rented premises will be low risk but it is important that risk assessments are carried out and control measures introduced.
Energy Performance Certificates
Energy Performance Certificates (EPCs) are needed whenever a property is either built, sold or rented
You must order an EPC for potential buyers and tenants before you market your property to sell or rent. It is good practice to display the EPC somewhere in the property, eg in the meter cupboard or next to the boiler.
An EPC contains:
- information about a property’s energy use and typical energy costs
- recommendations about how to reduce energy use and save money
An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.
Floor plans
When marketing a property for rental, there are a number of attributes that potential tenants expect ‘as standard’, but while property descriptions and photographs are both crucial, they alone are generally not sufficient.
Whether viewing a property listing online or looking at the particulars in printed format, there are several items that most people will undoubtedly cast their eye over first in an effort to obtain as much information as instantly possible, and that includes a floor plan which will help them decide if the property is the right one for them.
From providing information about the size of the rooms to the general layout of the property, a floor plan usefully allows prospective tenants to understand how the space flows as well as the relationship or proximity of one room to another, which will give them a better idea of whether or not they should view the property in person, especially if they have a long way to travel.
